Project 3050 RTP Campus – RTP Campus Renovations

Wake Technical Community College is soliciting Statements of Qualifications for professional Commissioning Agent services for the renovation of two buildings on the RTP campus to establish the Biotech Capstone RTP. The project scope includes converting a clean room into an aseptic lab, creating a plant sciences lab, upgrading science labs, reworking student services offices, and replacing wood slat ceilings. Site work involves installing infrastructure for a grant-funded greenhouse and a new industry parking surface lot. The primary objective is to maintain LEED certification for building RT1 and Green Globes certification for building RT2, with a total construction estimate of 7.9 million dollars funded by Wake County Bonds. The selected firm must be licensed in North Carolina, maintain professional liability insurance, and possess recognized commissioning certifications. Responsibilities include developing Owner's Project Requirements and Current Facility Requirements, verifying the building envelope, and conducting functional performance tests on HVAC, life safety, and telecommunications systems. The project follows a tentative timeline consisting of two months for selection, eight to ten months for design, and twelve to fourteen months for construction. Proposals are due by October 5, 2026, and will be evaluated based on corporate profile, team qualifications, past performance with Green Globes and LEED projects, and proposed work methodologies.
