Grand Rapids Public Schools is seeking a Construction Manager as Constructor (CMc) to oversee the renovation and addition of three auditoriums: Union High School, City Middle High, and Burton. Part of the 2023 Bond Program Reimagine GRPS with Us, the scope includes pre-construction and construction management services, with a focus on historic building preservation, environmental remediation, building demolition, and detailed systems condition assessments. The project is phased, with City Middle High construction scheduled from June to October 2027 and Burton School construction from June to August 2028. The selection process is a qualification-based award given to the highest-scoring firm based on technical qualifications, fee proposals, and team interviews. Proposals must be submitted in two parts: a technical qualification volume and a separate sealed fee proposal. The contract utilizes AIA Document A133-2019 and A201-2017, incorporating a Guaranteed Maximum Price (GMP) amendment. Requirements include performance and payment bonds for 100 percent of the GMP, comprehensive insurance, and adherence to strict non-discrimination and confidentiality standards. Payment is processed via AIA Documents G702 and G703, subject to architect certification.
