RFQ # SOFA-26-004 - Request for Qualifications (RFQ) and Request for Proposal (RFP) for Construction Manager as Constructor (CMc) for Sellersburg Technology Center

The CMc will serve as a primary team member from the inception of the project / duties as described in this RFQ. The CMc, working in conjunction with the Owner, and selected Architect/Engineer, will be the developer, maintainer, and responsible party for cost estimates and schedules for this project. The CMc will also be responsible for the creation of a detailed Guaranteed Maximum Price (GMP) for this project. The CMc will ensure their estimates are timely, accurate, and guaranteed by their firm. These estimates will be done periodically with the Owner at the end of the Schematic Design phase, 50% Design Development, 100% Design Development, and a reconciliation at Construction Documents phases. The CMc will schedule technical review sessions with the Architect and Owner to discuss design ideas, value engineering options, constructability, development of Plans and Specifications, adherence to the applicable Program, Budget and Schedule and other matters relevant to the design of the Project, which meetings shall be held when requested by the Owner or Architect/Engineering firm or when the Construction Manager believes such meetings are necessary to promote the interests of the Project. The Construction Manger firm will be responsible for coordinating with all parties to ensure design is within budget through Construction Documents.
