Site B-2 Hotel Project

The Site B-2 Hotel Project involves the single-phase construction of a full-service high-rise resort hotel on a 3.72-acre site at the northwest corner of Harbor Boulevard and Twintree Avenue in Garden Grove, California. The development features a maximum height of 350 feet and includes 500 guest suites with balconies, a 61-foot entertainment and pool deck with a lazy river, a theater, a ballroom, meeting rooms, food and beverage spaces, themed shops, an arcade, and a spa and fitness center. Additionally, the project includes a five-level parking garage with 528 spaces, comprising four levels above grade and one below. The estimated construction timeline is 30 months. The project is governed by the City of Garden Grove and is subject to the California Environmental Quality Act (CEQA), with a Notice of Determination filed on June 24, 2026, following the approval of a Supplemental Environmental Impact Report. Key environmental and regulatory requirements include a Water Conservation Compliance Report demonstrating a minimum 10% reduction in water use and the submission of roofing and hardscaping specifications to the City Building Division. Final occupancy is contingent upon city inspectors verifying these materials and the implementation of a scheduled HVAC and refrigeration maintenance plan. The site is designated as International West Mixed Use under the General Plan and is subject to Planned Unit Development and Single-Family Residential zoning.
