The sixth amendment to Lease HD-1907 between the City of Long
Beach (Port of Long Beach) and Tesoro Refining and Marketing Company, LLC (Tenant, Tesoro) for Tenants use of approximately
4.08 acres of land located at 1155 and 1241 Pier G Avenue in the Port of Long Beach for dry bulk storage and shipping of petroleum
coke and/or other dry bulk commodities (extends the term of Lease HD-1907 five years through October 31, 2034; establishes the
base rent for the period retroactive to January 1, 2025 through December 31, 2029; and states that the Guaranteed Minimum
Annual Throughout (GMAT) of bulk commodities shipped from the leased premises will remain unchanged from the current GMAT
of 600,000 metric tons for the period commencing January 1, 2025 and ending December 31, 2029.
