The Housing Authority of the Cherokee Nation is soliciting bids for the turn-key construction of eight 3- and 4-bedroom homes across Cherokee, Delaware, Mayes, Rogers, and Sequoyah Counties within the Cherokee Nation Reservation. The selected contractor must provide all labor, materials, equipment, permits, and supervision necessary to complete the project within 120 working days of the Notice to Proceed. Failure to meet this deadline results in a penalty of 1,000 dollars per working day. The scope of work includes comprehensive site preparation such as tree removal, driveway installation, and the construction of conventional or aerobic septic systems and water wells. Specific requirements include ADA-compliant modifications for certain units and adherence to technical architectural plans for gable and hip roof options. The contract will be awarded to the lowest responsive and responsible bidder, with a strong preference given to Indian-owned economic enterprises. Bidders must submit a comprehensive package including a mandatory bid response spreadsheet, TERO certification, non-collusive affidavits, and proof of trade licenses and insurance.
