Tenant Improvement and Office Renovation Project

The City of Cincinnati Division of City Facility Management is soliciting bids for a Tenant Improvement and Office Renovation Project (Solicitation 273C909418) located at the Centennial II Building, 805 Central Ave, Suite 320. The project involves the renovation and reconfiguration of interior spaces for the Citizen Complaint Authority and the former CLEARS Department. The scope of work encompasses architectural, mechanical, electrical, plumbing, and low-voltage system modifications, including upgrades to HVAC equipment, lighting, power and data distribution, and life safety components. All work must adhere to 2024 Ohio building codes and City Standard Specifications for Building and Structure Construction. Bids must be submitted electronically via the Vendor Self Service portal by November 19, 2026, at 12:00 PM ET. The award will be granted to the lowest and best bidder based on a pricing structure that includes General Construction, Mechanical, and Electrical work, with an option for a combination bid. A mandatory 40,000 dollar allowance for unforeseen conditions is required for general construction bids, and assignment fees are capped at 5 percent. Combination bids must meet inclusion goals of 8 percent MBE and 4 percent WBE. Contractors are required to comply with State of Ohio prevailing wage rates and provide a bid bond, as well as a performance bond that remains in effect for one year following final acceptance. The contractor must also provide workers compensation certification from the Industrial Commission of Ohio and indemnify the City against all liabilities. Evaluation of bids will consider base bids and alternates, with the City reserving the right to reject mathematically or materially unbalanced bids.
