The scope of work required under this request is the tenant improvements of the existing LCSS spaces on the first and second floors, currently occupied by the County, and as described in the Tender Documents. Scope of work includes some demolition and new construction, new finishes, and upgrades as indicated. The scope of the new mechanical and electrical work, as per the tender documents, is the required upgrades for the new configuration of the LCSS spaces. Existing base building systems are maintained and tied into. The Tenant Improvements must be done in two phases of construction. The successful Bidder will coordinate with the phasing of the tenant improvements as indicated on the attached Phasing Diagrams. LCSS occupants of the Phase One area (first /ground floor) will be relocated to the Basement Swing Space by the County’s forces. The successful Bidder will be responsible for the removal and disposal of existing County workstations in Phase One and can then proceed to complete the scope of work for Phase One. The successful Bidder will also be responsible for the removal and reconfiguration of the existing shelving in the Mail/ File Storage Room as part of Phase One. Partial Occupancy will be given for Phase One, when complete as determined by the County. LCSS staff will then be relocated from the Swing Space back into the new renovated Phase One space by the County’s forces. Following the completion of Phase One, LCSS occupants for the Phase Two area (second floor) will then be relocated to the vacated Basement Swing Space by the County’s forces. The successful Bidder will be responsible for the removal and disposal of existing County workstations in Phase Two and can then proceed to complete the scope of work for Phase Two. Occupancy will be given for Phase Two, when complete as determined by the County. LCSS staff will be relocated from the Swing Space back into the new renovated Phase Two space by the County’s forces. Court Services will be renovated and upgraded as per the Tender Documents. Court Services have been temporarily relocated off-site and renovations / upgrades of their space, as indicated on the Phasing Diagrams, can be undertaken immediately and completed at or before the completion of Phase Two. The County will store all furniture to be reused to give the successful Bidder the required access to do their scope of work. The County will supply new appliances and washroom accessories for installation by the successful Bidder under this scope of work. Systems furniture and furniture will be supplied and installed by Lambton County, separate from this scope of work, after the successful Bidder has completed a Phase or the Courts for occupancy. The Successful Bidder is not to disrupt the operations of the on-going work of LCSS with noisy construction or anything that could compromise life safety, while LCSS occupies the below Basement Swing Space or the first/ground or second floors of the LCSS space. For example, disruptive work to install any plumbing and power and communications requiring floor coring and/or access to the floor below must be coordinated with the County and done after business hours. The County has applied for the Building Permit. Refer to the drawings for further specifications from Scott Shields Architects and Quasar Engineering.
