The Ranch

The California Department of Fish and Wildlife has issued Incidental Take Permit No. 2081-2022-022-03 to Richland Planned Communities for The Ranch project located at 6275 Deer Valley Road in Antioch, California. This project involves the construction of a residential development on a 553-acre site, featuring up to 1,177 residential units divided into two areas separated by Sand Creek. The scope includes the development of neighborhoods, parks, a village center, a fire station, a private recreation facility, a vehicular bridge, and a network of pedestrian trails. Additionally, nine acres of off-site infrastructure improvements will be implemented, including the extension of Sand Creek Road, sewer lines, and water connections. Because the project will impact 380.35 acres of habitat for the threatened California tiger salamander, the permit authorizes the incidental take of this species under the California Endangered Species Act. The project is subject to a Mitigation Reporting or Monitoring Plan and must comply with the environmental impact report prepared by the City of Antioch. Furthermore, the project includes a Lake and Streambed Alteration Agreement for the installation of a 60-inch storm drain outfall and a bio retention water quality basin at Sand Creek. The California Department of Fish and Wildlife has determined that the project will not have a significant environmental effect within its jurisdiction, provided that all imposed mitigation measures are followed.
