The United States Government currently occupies 6,696 usable square feet (USF) of office and related space in a building under lease GS-11B-00199 in North East, Washington, DC, that is expiring. The Government is seeking to lease approximately 6,000 - 7,000 contiguous usable square feet of office and related space. The lease term requirement is for 10 years 5 years firm. The space must be available for occupancy 6-8 months from lease award, with lease award anticipated within the next 3-4 months. The delineated area is North, Rhode Island Ave, NE; East, Montana Ave, NE; South New York Ave, NE, and West Metropolitan Branch Trail. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection. Space that is located on the first floor of a building is preferred. Space above the first floor must be serviced by at least 2 elevators. The overall dimensions of the proposed space shall not exceed a length to width ratio of 2 to 1. The proposed facilities must have access to adequate visitor parking on the premises or nearby at a ratio of 1 space per 250 usf, and have access to sufficient public transportation. The Government is considering whether to remain in its existing lease space or relocate to alternative space.
