Tracy Hills Specific Plan Amendment Project

The Tracy Hills Specific Plan Amendment and Commerce Center Project, managed by the City of Tracy in San Joaquin County, involves the development of seven light industrial warehouse buildings totaling approximately 1.7 million square feet. The scope of work includes associated site improvements, the construction of one new public street and one new private street, and the creation of a vesting tentative subdivision map. The project is located at Corral Hollow Road and the Delta Mendota Canal within the Tracy Hills Specific Plan Area and has been certified under the California Environmental Quality Act. As part of the development, the California Department of Fish and Wildlife has executed Lake and Streambed Alteration Agreement EPIMS-SJN-59877-R3 with Tracy Phase 4, LLC. This agreement authorizes grading, earthwork, and infrastructure improvements at five locations across three ephemeral drainages. Specific works include the installation of storm drain inlets and pipes ranging from 24 to 72 inches in diameter, one storm drain outlet for the 72-inch pipe, and the application of rock slope protection at all inlets and outlets. The project is deemed to have no significant environmental effect within the jurisdiction of the California Department of Fish and Wildlife, provided all specified mitigation measures are implemented.
