U.S. GOVERNMENT IS COMPETING EXISTING LEASED LOCATION The United States Government currently occupies office and related space in a building under lease in Phoenix, AZ, that will be expiring. The Government is seeking to lease a minimum of 8,551 to a maximum of 9,406 BOMA rentable square feet of contiguous office space with 21 reserved structured on-site parking spaces. The lease term requirement is for 15 years. The space must be available for occupancy January 1, 2010. The delineated area is in the Central Business District in Phoenix, Arizona. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this decision, the Government will consider, among other things, the costs it would likely incur through relocation, such as physical move costs, replication of tenant improvements, telecommunications infrastructure costs, non-productive agency downtime, security and other appropriate considerations. Space must meet the Federal Government's standards for fire safety; seismic; accessibility; security; and must not be located within a 100-year floodplain.
