The proposed space must consist of approximately 10,336 rentable square feet in Toledo, Ohio. The space should yield a minimum of 9,026 to a maximum of 9,929 ANSI/BOMA usable square feet. The Government requires second (2nd) floor space or higher, on a single floor and in modern office space and facilities. Proposed space cannot be located near residential areas, daycare centers or schools. In determining whether relocation will be economically advantageous to the Government, the GSA will consider cost factors including, but not limited to, the total cost of the physical move including telecommunications equipment, LAN systems, office furniture (conventional and system furniture workstations) and telephone systems. The Government will require twenty-nine (29) reserved, structured and secure parking spaces. The proposed space must be located within the following delineated area: North: Central Avenue South: Maumee River East: Interstate 280 West: Interstate 75 The proposed lease is for ten (10) years, five (5) years firm with cancellation privileges after the first five years of the lease, and should be fully serviced.
