The United States Government currently occupies office and related space in a building under lease in Westbury, NY that will be expiring. The Government seeks to lease Office Space consisting of approximately 9,395 rentable square feet of office and related space. The rentable must yield a minimum of 8,170 contiguous ANSI/BOMA Office area square feet (OASF). The lease term requirement is for 10 years and 5 years firm. GSA may terminate this lease after the 5th year on one hundred and twenty (120) days written notice to the Lessor. The space must be available for occupancy by January 1, 2010. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The delineated area is: The Business District of Westbury, NY as described by the area below: -North of Hempstead Turnpike - beginning at the intersection of Earl Ovington Blvd. in Uniondale and ending at the intersection of Carmen Ave in East Meadow. - East of (Ring Road west/South Street/ Quentin/ Roosevelt Blvd./ Charles Lindburgh Blvd/ Earle Ovington Blvd), beginning at Old Country Road in Garden City and ending at Hempstead Turnpike in Uniondale. - South of Old Country road, beginning at the intersection at Ring Road West in Garden City and ending at the intersection of Carmen Ave. in Westbury. - West of Carmen Ave, beginning at the intersection of Old Country Road in Westbury and ending at the intersection of Hempstead Turnpike in East Meadow.
