Ft. (ABOA): 62,000 Maximum Sq. Ft. (ABOA): 65,098 Space Type: Office Parking Spaces (Total): 19 Parking Spaces (Surface): N/A Parking Spaces (Structured): N/A Parking Spaces (Reserved): 19 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Offered space shall be located in a professional office setting. The space must be contiguous but may be located on multiple floors and must have the potential for an efficient layout. Hi-density filing systems will require reinforced structural support unless located on slab. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
