The United States General Service Administration seeks expressions of interest for lease of office and related space in Washington, DC. REQUIREMENT: The United States Government seeks to lease office and related space consisting of approximately 70,000-85,000 rentable square feet of contiguous space excluding 6,000 rentable square feet which shall be located on an alternative floor. The space should yield a minimum of 60,000 ANSI/BOMA usable square feet to a maximum of 77,000 ANSI/BOMA usable square feet. LOCATION: The delineated area is in the Central Employment Area of Washington, DC and includes NOMA and portions of Southwest Waterfront (see attached map). LEASE TERM: The proposed lease is for ten (10) years firm with one (1) ten year option to renew, subject to termination rights beginning on the 19th anniversary of the commencement of the lease term. OCCUPANCY: Space must be ready for occupancy no later than December, 2010. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, seismic protection, accessibility and OSHA. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
