AWARD NOTICE - UNITED STATES GOVERNMENT SEEKS TO LEASE OFFICE, WAREHOUSE, AND LABORATORY SPACE IN HATO REY, PR

The General Services Administration is seeking to lease a versatile space in Hato Rey, Puerto Rico, encompassing office, warehouse, and laboratory functions, with a minimum of 23,588 and a maximum of 24,174 ABOA square feet. The lease term is ten years, with a firm commitment of five years, and the space must include 116 parking spaces, of which 30 are surface reserved for government vehicles and 104 are publicly accessible within a block. The space should feature ceiling heights of at least 9 feet in general office areas, 12 feet in warehouse zones, and accommodate infrastructure such as electric vehicle charging stations, fiber optic or copper cabling, and a full load generator for uninterrupted operations. The layout must optimize space efficiency, with specific requirements for structural spacing, contiguous areas, and floor adjacency, particularly emphasizing first-floor blocks. The facility must meet standards for fire safety, accessibility, seismic resilience, and sustainability, and be located outside the floodplain, with proximity to public transportation preferred. Subleases are not permitted, and the space must comply with telecommunications restrictions outlined under Section 889 of the FY19 NDAA. Interested parties should submit expressions of interest by January 10, 2025, with the market survey scheduled for January 15, 2025, and occupancy anticipated by September 30, 2026.
