University Library (UL) Egress Stair

California State University, Northridge is soliciting a Construction Manager at Risk (CMAR) for the University Library (UL) Egress Stair project (PW2602) in Los Angeles, California. The project focuses on enhancing fire and life safety by constructing a new two-hour rated interior egress stair across levels 01 through 04, requiring specialized structural demolition and modifications to comply with the 2025 California Building Code. Additional scope includes roof and seismic expansion joint replacement, the installation of a skylight and roof drainage, flooring replacement on four levels, and the construction of a new single-occupancy restroom and lactation room. The project has a Guaranteed Maximum Price of 23,185,000.00 and a construction duration of 485 calendar days, with early trade work starting in Summer 2027 and stair construction beginning in November 2027. To minimize operational disruptions, work will primarily occur during a third shift from 11:00 p.m. to 7:00 a.m. The selection process is a two-step weighted evaluation totaling 600 points, consisting of a Technical Proposal (300 points), an Interview (200 points), and a Fee Proposal (100 points).
