The space should also feature window coverings and signage allowances, with parking provisions that accommodate tenant needs during and after business hours, including afterhours access and HVAC services. Proposals must be submitted by August 12, 2025, following strict formatting and delivery instructions, including the use of the University’s ITN form, sealed packaging, and detailed plans and CADD files. The selection process evaluates proposals based on the landlord’s financial strength, experience, management expertise, lease terms, flexibility, past performance, and willingness to accept the University’s standard terms. The lease agreement will incorporate specific terms from the ITN, favoring a lease duration of five to seven years with renewal options, incentives, and clear provisions for termination and renewal notices. The University emphasizes open competition, transparency, and compliance with federal and state regulations, including non-discrimination and debarment statutes.
