Villa Burano Area Plan

Stonefield Home Inc. has applied for a Vesting Tentative Tract Map for the Northpointe at Regency Park Subdivision, previously known as the Villa Burano Area Plan. Located on the northeast side of Los Banos in Merced County, the project involves the annexation of approximately 114.5 acres. The development plan includes 543 single-family residential lots, 4.23 acres for future multi-family residential development allowing up to 84 units, 5.10 acres of parkland, and a one-acre site for a future fire station. The project also requires a general plan amendment to designate two acres as Neighborhood Commercial and the pre-zoning of the residential portion as a Planned Development. The City of Los Banos approved the project on December 3, 2025, following an Environmental Impact Report Addendum that concluded no new significant environmental effects were identified. This process complied with the California Environmental Quality Act, with mitigation measures integrated as conditions of approval. The project is designed to be phased over a four- to five-year period, with an estimated construction rate of 150 units per year.
