VETERANS AFFAIRS SEEKING OFFICE SPACE MESA, ARIZONA The Department of Veterans Affairs is interested in leasing sufficient rentable square feet to yield 19,621-21,583 net usable square feet in Mesa, Arizona for use as executive office space, available for use by tenant for personnel, furnishings, and equipment. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space must be handicap and public transportation accessible, ADA compliant and can be provided by modification of existing space. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). On-site parking for 98 vehicles is required, 5 have to be designated as Disabled/Handicapped. This will be a full service [gross] lease with a lease term for ten (10) years, with an option for two (2) Five (5) year option periods. Any existing building must meet all current federal seismic criteria. Space within or fronting on the following boundaries will be considered: North - Warner Road; West - Alma School Road; South: - Ocotillo Road; and East: Ellsworth Road. A market survey of properties offered for lease will be conducted by VA.
