UNITED STATES GOVERNMENTGeneral Services Administration OFFICE AND RELATED SPACE REQUIRED Pueblo, CO The Federal Government has a requirement to lease office space consisting of approximately 1734 BOMA rentable square feet for a federal agency. The space must be contiguous on above-ground floor space for security purposes. Rentable space must yield 1436 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Existing buildings will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenants will be the Office of Disability Adjudication and Review (ODAR), formally know as The Office of Hearings and Appeals (OHA). Such space shall be ready for occupancy approximately December 1, 2007. The government is seeking a lease term of 10 years with 5 years firm. Space offered must be located within the following delineated area in Pueblo, CO: North boundary: N. Boyero Ave. to E. Platteville Blvd.; South boundary: W. 1st Street; West boundary: Pueblo Blvd.; East boundary: Highway I-25. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
