X--Lease: Gainesville Vet Center Succeeding

The VA currently leases 3,585 net usable square feet (NUSF) of space at 105 NW 75th St., Suite #2, Gainesville, FL 32607, for the Gainesville Vet Center. The lease is due to expire June 30, 2017. The VA intends to continue occupancy in accordance with (IAW) authority outlined in GSAR 570.402 Succeeding Leases. However, the VA is conducting a completion for alternative space and will relocate if potential offerors can show the cost advantages of relocation to the Government. The cost of moving, alternations, and other factors will be considered when determining whether to relocate. Offered space must be one contiguous floor, and shall provide 3,585 NUSF of space. On-site parking for 20 vehicles is required, of which at least 2 spaces must be ADA compliant. A full service lease for up to 10 years will be considered (5 year firm term). Occupancy is required by July 1, 2017. Proposed Property shall not be located within the 100-year flood plain. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. To be considered, space must be within or bordering/facing the delineated area as follows: North: extends to NW 4th Blvd. South: extends to University Blvd. East: extends to NW 4th Blvd. West: extends to NW 75th To be included in initial considerations interested offerors shall address ALL of the following when responding to this advertisement/announcement. Documentation evidencing that proposed property is outside the 100-year flood plain. Documentation delineating the cost advantages to the Government for relocating to proposed space. Identify base rent cost figure and operating cost figure, together these figures equal the total NUSF cost. Number of parking spaces. Note, the above figures are minimums, there is no maximum.
