Rentable space must yield approximately 82,600 of ANSI/BOMA ( formerly usable square feet) for use by tenant for personnel, furnishings, and equipment. The space shall be constructed to be conducive for conducting multiple training classes, preparing meals in an approximately 7,000 square foot kitchen and an auditorium to seat approximately 200 people. Additionally, 64 employee parking spaces are required to be onsite. Parking for clients must be available either onsite or immediately adjacent to the building. New construction, as well as existing buildings will be considered. If new construction, setback requirements apply. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within a 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances of the local, county, state and federal levels as they may apply. The initial tenant will be the Bureau of Prisons. Such space shall be ready for occupancy no later than 10-1-2008 .The government is seeking a lease term of 10 years, 7 years firm. Space offered must be located within the following delineated area in Aurora, CO and within a 10 mile radius of hotels and between I-25 and I-70. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
