REQUIREMENT: The U.S. Government seeks to lease approximately 44,966 Rentable Square Feet to yield both office and related area as well as warehouse/garage space. Approximately 24,966 SF will be set aside for office and support area to accommodate a headcount of 79. The remaining 20,000 SF will be configured as warehouse/garage area. Interior parking equivalent to 80 structured stalls is required for fleet and equipped response vehicles. Additionally, 40 surface parking spaces are required. Buildings offered must be of a type generally recognized as contemporary and afford fully adequate means of ingress and egress; must meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for disabled access, NFPA fire protection and life safety standards, and ASCE/SEI seismic standards; and must be altered to meet the tenant agency's unique specifications and be fully-serviced. Buildings offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Space offered must have potential for efficient layout and be ready for occupancy by August 1, 2008. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. LEASE TERM: Lease term is ten (10) years, five (5) years firm.
