X--San Jose Vet Center- Lease Acquisition

The Department of Veteran Affairs is seeking to lease approximately 3,749 square feet of contiguous office space for the San Jose Vet Center, with a lease term of 10 years and a firm term of 5 years, and occupancy desired as soon as possible. The space must meet all federal and state regulations including fire safety, accessibility, seismic, and sustainability standards, and be built to VA specifications. It must be located on the ground floor within a delineated area bordered by Hedding Street to the north, San Salvador Street to the south, 1st Street to the east, and 10th Street to the west. The site must be well-suited for professional counseling, community education, and outreach services, providing a safe, welcoming environment for veterans and their families. The location should also be free from proximity to bars, liquor stores, residential hotels, and areas known for illegal activities. Parking requirements include a total of 29 spaces divided among government, employee, and visitor needs, with additional provisions for nearby parking garages if these minimums cannot be met on site, and the property must be within 0.2 miles of mass transit. Interested parties were required to respond by March 22, 2013, providing detailed information including building name, address, availability, rental rate with services included, floor plans, parking availability, and authorization to represent the property for brokers. The lease will be a modified gross lease with the VA responsible for janitorial services inside the leased space. The facility must not be a sublease and cannot be located in a 100-year flood plain. The government’s payment is limited by law to the appraised fair rental value for the space, and the VA does not guarantee award nor reimbursement for response costs.
