REQUIREMENT: The U.S. Government is interested in leasing approximately 6,210 rentable square feet of office space. The rentable space shall yield approximately 5,400 ANSI/BOMA Office Area (previously Usable) available for use by tenant for personnel, furnishings, and equipment. The building offered must be professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The proposed property should be located in a professional office type environment with comparable security available surrounding the property offered by other compatible properties in this rental market. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. -UNIQUE REQUIREMENTS- -Space must be located on the 2nd floor or higher. Space must be contiguous. Preference will be given to those offers for space located all on one level. Space on not more than two contiguous floors will be considered where the office general space will be located on one floor and the storage and or/ multipurpose room will be located on the other floor. Basement or below grade space is unacceptable. Space offered should be no more than twice as long as it is wide. Space on the first floor will only be considered when no other space is available or deemed appropriate by the Agency. -On-site reserved parking shall be be provided for a minimum of 10 official government vehicles. -The Lessor shall be able to provide emergency portable water supply, and emergency electrical back-up power with the capability to sustain full office operations. -Building shall not be located in a flood plain. Please provide proof that the property is not located in a flood plain based on the FEMA maps. -Building shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee as either "hazardous materials transportation/storage facilities" or as "low risk facilities." Examples of hazardous locations include facilities with any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. as well as railroad lines transporting hazardous material. Examples of low risk facilities include day care centers, schools, hospitals, religious centers and social service centers. -24 hour access to the space is required. DELINEATED AREA: Northern Boundary: Route #40 connecting with Route #42 connecting with Route #38 Eastern Boundary: Route #38 connecting with Route #32 Southern Boundary: Route #32 connecting with Route #30 Western Boundary: Route #40, along Scott Free Road, along Route #33, connecting to Route #30 LEASE TERM: Ten (10) Years, FIVE (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5th) year on 60 days notice.
