The U.S. General Services Administration seeks to lease a minimum of 21,226 usable square feet of contiguous office space on the first floor in Houston, Texas, specifically within a delineated area bounded by Harwin Street to the north, Gessner Street to the east, Bellfort Street to the south, and Kirkwood to the west. The space will accommodate the Social Security Administration and must be arranged to allow an efficient layout with column spacing of at least 28 feet, avoiding irregular or segmented floor plans such as U- or L-shaped configurations. The government requires a fully serviced lease with all utilities, tenant improvements, partitions, and services included, as well as 168 on-site or nearby parking spaces, with three designated for official use. New construction proposals must meet additional criteria, including a 50-foot setback from vehicular traffic, and any unimproved sites must allow for employee and visitor parking plus green space. The lease term is set for 15 years with a firm commitment of 10 years. Consideration of offers will factor in costs related to moving, telecommunications, tenant improvements, and alterations, influencing decisions on potential relocations. Subleases are not permitted. Interested parties should submit detailed expressions of interest including building details, scaled drawings, square footage with measurement methods, and proof of authority to negotiate on behalf of the property owner. All communications should strictly be directed through the General Services Administration's authorized contacts, primarily Pearl Summers-Garza or Kameshia Freeman, to ensure compliance with federal protocols.
