X--VISN 10 Lease Expansion includes buildout and lease of space

DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR OFFICE & RELATED SPACE The VA currently occupies 9,940 net usable square feet of space at One Northlake Place, 11500 Northlake Drive, Cincinnati, Ohio as general office space. The lease expires on April 30, 2011. The VA is seeking to expand into existing space of 11,553 net usable square feet of space which includes 60 on-site parking spaces with 6 handicap spaces at the existing location and will relocate if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. To be considered, space must be within or bordering a delineated area as follows: North - Kings Mill Road, Mason, Ohio South - I-275, Blue Ash, Ohio East - I-71, Sycamore Township, Ohio West - State Route 747, West Chester, Ohio Offerors must provide evidence that properties are outside the 100-year flood plain. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting current Federal, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; on-site parking ratio's; loading dock/area specifications; proximity to public transportation; and information on building ownership. (Note: The Government will pay no more than the appraised fair market value for space. ANSI/BOMA office area square feet does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
