The Department of Veterans Affairs seeks to lease approximately 10,000 rentable square feet of office space, yielding between 9,500 and 9,950 ANSI/BOMA Office Area square feet suitable for personnel, furnishings, and equipment. The space must be located within roughly 7 miles of the George Washington Bridge, ideally within half a mile or walking distance to public transportation such as bus stops or railway access, and have convenient access to major highways. The lease term is intended to be ten years, with termination rights after the first five years, and the leased space must occupy no more than one floor. Additionally, on-site parking accommodations for 30 to 40 vehicles are required, and the lease must be fully serviced, inclusive of utilities, maintenance, and services. The Lessor is responsible for tenant improvements, and the building must comply with all current Federal, GSA, State, and Local codes, including fire safety, accessibility, and OSHA regulations. This notice serves as an information and planning tool rather than a solicitation, as the Department of Veterans Affairs may issue a formal solicitation at a later date. The Government will pay no more than the appraised fair market rental value, and subleases will generally not be considered unless the building’s owner agrees to a prime lease with the Government. Interested parties must submit expressions of interest by the specified deadline with details such as property location, rentable square footage, rental rates including services, and contact information. Responses are not offers and will not form binding contracts; respondents bear all costs associated with their submissions. Lease awards will be evaluated based on price and factors such as location, parking, and accessibility to public transportation and amenities. Inquiries and submissions are to be directed to the designated VA acquisition contact.
