Mackinac Island Public Schools is soliciting proposals for the construction of a multi-family residential triplex located behind the existing school building on Mackinac Island, Michigan. To accommodate the region's compressed building season and unique logistical challenges, the project will utilize prefabricated units or panelized wall systems. The work is divided into five distinct trade scopes: site preparation and concrete (including a 9-foot foundation wall and slab), prefabricated framing, plumbing and mechanical utilities for five total units, electrical and low-voltage systems, and finish carpentry. The target project start date is December 2026, and all work must comply with the current Michigan Building Code. Qualified bidders must be legally licensed in the State of Michigan and provide proof of liability and worker's compensation insurance. Preference will be given to contractors with experience in panelized construction, multi-trade staging, and seasonal island logistics. Proposals are due by November 19, 2026, and must include a cover letter, company qualifications, licensing and insurance documentation, a detailed itemized cost proposal, and a sworn, notarized familial relationship disclosure statement. Submissions must be delivered in envelopes clearly labeled with the specific scopes of work being bid. Project coordination, including site logistics and trade integration, will be managed by David Lipovsky.

University Station Residential ProjectThe University Station Residential Project is a development initiative by the City of Santa Clara and Bixby Land Company to transform a site in Santa Clara, California, by demolishing four office buildings and two parking garages. The project will replace these structures with a new five-story building containing up to 297 multi-family residential units and 111 three-story townhouse units distributed across 26 buildings. A key component of the project involves the annexation of a 0.94-acre parcel from the City of San José to the City of Santa Clara, along with corresponding rezoning to Regional Mixed Use and the approval of a Vesting Tentative Subdivision Map for condominium purposes. The project is subject to extensive environmental oversight under the California Environmental Quality Act, with a Final Environmental Impact Report certified in August 2026. Key regulatory requirements include the implementation of mitigation measures for biological and cultural resources, such as protecting nesting birds and conducting archaeological monitoring with Native American monitors. The project must also adhere to strict standards for floodplain management, stormwater runoff, ADA compliance, and transportation demand management. While the project is listed as a forecast with a posted date of September 25, 2026, it is managed as a land-use and planning effort rather than a federal procurement contract, and as such, it does not contain FAR clauses or federal pricing structures.

Additionally, the site is subject to natural hazard disclosures regarding liquefaction and dam failure inundation, and developers must mitigate ammonia release hazards from adjoining properties.
