This project involves the demolition and replacement of the roof for Building 416 at Tinker Air Force Base in Oklahoma, a 422,500 square foot facility. The scope of work includes removing the existing roofing system and installing new metal decking with a 3-ply built-up roof and cap sheet, while raising the roof structure to accommodate an upgraded HVAC and ventilation system designed to improve air circulation and achieve at least 30 percent energy savings. Due to a RAC 1 safety rating, the current roof is considered at imminent risk of failure, making the project a high priority for safety. The project is estimated to exceed 10 million dollars and presents significant logistical challenges, as the facility will remain fully occupied by government and union employees on a 24-hour schedule. The contractor must coordinate work around three other active construction projects, including racking, ventilation, and fire sprinkler upgrades. Because of these complexities, the government is seeking sources with proven experience in construction management, complex phasing in occupied spaces, and robust health and safety programs.
