The roof system is to be replaced. The roof membrane and insulation will be removed in their entirety down to the metal deck. A new insulated modified bitumen roof system will be constructed with exterior roof drains (with scupper heads) & downspouts that spill on grade. Interior roof drains will remain in place and will be reused or abandoned in place as outline under Part 6. New metal parapet caps and related flashings shall be constructed to replace existing conditions. The grade to northwest side of the building (at the new addition) will be re-graded to drain the site to the ditch at Chambers Avenue. The mechanical system will be replaced in its entirety with a new energy efficient HVAC system and ductwork crafted to match the original design and layout as much as possible. This work effort will serve to reduce mold issues in the existing system. The ceiling tile and grid will be replaced in the building. The lighting and all other existing ceiling mounted systems (ie: speakers, strobes, smoke detectors) shall be reused (except for mechanical grilles). A new gypsum board and metal stud wall with storefront windows and door shall be installed between the media room and the computer area. Remove existing carpet and base and replace with vinyl composition floor tile and new rubber base. Replace grout at existing foyer (adjacent to drive-thru) at quarry floor tile. The fascia and parapet shall be painted. Replace windows at foyer (adjacent to drive-thru) with new ATFP rated storefront windows. Replace storefront doors and windows at front and foyer entrances with new ATFP rated storefront and panic hardware. Replace aluminum double door and frame at kitchen hall way with new hollow metal doors, frame and panic hardware. Contractor shall protect all equipment, furniture and finishes that remain within the building. The site to be upgraded is located at the New Orleans Naval Air Station – Joint Reserve Base (NAS-JRB), New Orleans, LA 70143-5012. This is a Design Build (DB) project.
