Kingman, Arizona - BLM Office Space Lease

The Department of the Interior, through the National Operations Center, is seeking contiguous office space in Kingman, Arizona, to replace or extend the current lease L02PL00235. The government requires between 15,000 and 18,000 ABOA square feet of office space with at least 64 parking spaces. The desired lease term is a five-year firm period, with a target occupancy date of July 16, 2024. To be considered, properties must be located within the city limits of Kingman, outside of 100-year floodplains, and compliant with all federal, state, and local codes, including fire, life safety, and ABAAS regulations. The government will evaluate whether relocating is economically advantageous by factoring in moving costs, tenant improvements, and potential service interruptions against the proposed rental rates. All utilities, services, and required improvements must be included in the rental consideration, and the facility must provide 24/7 access with well-maintained vehicle access for the public and employees. While the government initially sought expressions of interest for alternative spaces, subsequent documentation indicates a justification for other than full and open competition to extend the existing lease for 17,787 square feet of office and warehouse space through July 15, 2029, due to a lack of suitable alternative sites.

General Office Space in Saint George, UT

The Department of the Interior's National Operations Center is seeking general office, warehouse, and wareyard space in St. George, Utah, to accommodate the Bureau of Land Management. This requirement arises because construction delays at a new facility have created a continuing need for space beyond the expiration of lease L99PL00042 on December 29, 2024. The government requires between 25,000 and 30,079 ABOA square feet of contiguous office space and a minimum of 76,262 square feet of wareyard, along with 135 parking spaces. The proposed lease term is eight months in total, consisting of a four-month firm term and a four-month option or non-firm term, with an estimated occupancy date of December 30, 2024. The government is open to alternative spaces within the St. George city limits if it is economically advantageous, taking into account relocation costs, tenant improvements, and potential service interruptions. Properties located in 100-year floodplains will not be considered, and all offered spaces must provide 24/7 access and comply with all federal, state, and local codes, including fire, life safety, and seismic protection. The National Operations Center of the Department of the Interior is seeking office space in Salt Lake City, Utah, as the current lease for the Bureau of Land Management expires on May 31, 2025. The government requires contiguous office space between 44,823 and 55,000 ABOA square feet, including 213 parking spaces, within the city limits. The desired lease structure is a five-year term with one year firm, requiring 24/7 access and compliance with all federal, state, and local codes, including seismic and life safety regulations. Properties located in 100-year floodplains and sublease options will not be considered. The government is evaluating whether relocating is economically advantageous by weighing proposed rental rates against moving costs, tenant improvements, and potential service interruptions. While the initial solicitation sought new space for occupancy by June 1, 2025, subsequent justification documentation indicates a request for a sole-source lease extension for 60,485 RSF at the Three Gateway Building. This extension, starting June 1, 2024, for a term of three years with 18 months firm, is intended to prevent the duplication of relocation costs while the agency evaluates a potential transition to GSA-owned space.

Bureau of Land Management (BLM) desires to lease real property in Ely, NV

The Department of the Interior, specifically the Bureau of Land Management, is seeking to secure real property in Ely, Nevada, to support its operational needs. The original requirements specify a need for 18,691 square feet of office space, 19,406 square feet of warehouse space, and 195,000 square feet of wareyard space, all of which must be contiguous and located on a ground floor with adequate visitor and employee parking. While the initial solicitation outlined a three-year term, current actions involve a Justification for Other than Full and Open Competition to extend the existing lease at 702 North Industrial Way for an additional five years. This lease extension for 33,128 usable square feet of office and warehouse space is intended to prevent any interruption in government operations while the General Services Administration Public Buildings Service conducts a competitive procurement process for a long-term solution. The extension is justified by a lack of available alternative properties in the local market. The procurement is managed under NAICS code 533110 and will utilize a government standard lease document for the final transaction.
