156-27-050 Division 7 Fairfax Locations : HVAC/Mechanical Preventative Maint. and On-Call Repair

The Virginia State Police is soliciting sealed bids for a term contract to provide comprehensive HVAC and mechanical services for Division 7 Fairfax locations, including the main facility and associated area offices. The scope of work encompasses scheduled preventive maintenance, on-call and emergency repair services, and special projects. Preventive maintenance includes annual inspections and quarterly filter replacements for fan coils, as well as bi-annual and annual services for cooling towers, heat exchangers, air dryers, and compressors. All work must adhere to manufacturer specifications, Virginia Occupational Safety and Health standards, and the Virginia Uniform Statewide Building Code. This is an Invitation for Bids where the award will be made on a grand total basis to the lowest responsive and responsible bidder. A mandatory site visit on November 2, 2026, is a prerequisite for bid submission. Bidders must be registered in the eVA eProcurement Program and provide a Small Business Subcontracting Plan, a list of at least three references, and valid tradesman license information. The contract requires the contractor to maintain specific insurance coverages and adhere to strict record-keeping requirements, retaining all documents for five years after final payment. The agency reserves the right to cancel the contract with 60 days written notice.
