The City of Los Angeles is overseeing the change of use for a five-story, 68,500-square-foot building located at 640 South San Vicente Boulevard from medical offices to medical clinics, which includes the addition of a 9,996-square-foot surgery center. To facilitate this transition and legalize the building's nonconforming floor area ratio, the project requires a General Plan Amendment, Zone Change, and Height District change to transition the land use designation from Limited Commercial to Regional Center Commercial and update the zoning from CR-1 L-O and CR-1VL-O to C2-2D-O. Construction is strictly limited to interior tenant improvements, with no changes proposed for the building's exterior, footprint, parking structure, hardscape, or street trees. The project is expected to be completed over approximately 24 months, proceeding tenant by tenant as turnover occurs. An environmental review concluded that the project will not have a significant effect on the environment, resulting in the adoption of a Negative Declaration. Caltrans has provided recommendations to limit construction traffic to off-peak hours and requires permits for oversized transport vehicles on state highways.
