The Project proposes the demolition of all existing buildings and site improvements on an approximately 17.4-acre site and the construction of an approximately 315,390 square-foot new industrial building. The new industrial building includes approximately 33,806 square feet of office space and 281,584 square feet of industrial space. Associated improvements include drive aisles for circulation and two 40-foot-wide driveways providing access to the site from Central Avenue. The Project would provide 396 on-site parking spaces, which include 291 standard spaces, 10 accessible spaces, and 95 compact spaces. In addition, 46 loading spaces with dock doors and 2 loading spaces with drive-in doors are proposed. The Project would also include 14 long-term bike lockers and 20 short-term bike parking spaces.
