937-943 F Street Peacock Building Acquistion, Demolition, and Construction of Housing

The 937-943 F Street Project, managed by the City of Fresno, involves the acquisition and demolition of a 12,568-square-foot steel and masonry building on a 0.33-acre lot zoned DTN. The project will replace the existing structure with a 60-foot tall, four-story mixed-use building. This new development will feature commercial space limited to small retail stores on the first floor, with the second through fourth floors dedicated to up to 100 residential units consisting of both affordable and market-rate housing. The project timeline begins with demolition expected to take place over a 30- to 60-day period starting in mid- to late 2025, followed by a two-year construction phase beginning in early 2026. Ground-disturbing activities are limited to a maximum excavation depth of 10 feet. A Mitigated Negative Declaration has been prepared under CEQA, certifying that the project will not have a significant environmental effect.
