The proposed project is the subdivision of one approximately 27,852.38 gross/ 24,760 net square foot lot into three parcels. As shown on the map stamp-dated January 15, 2026, Parcel A (Lot 1) is proposed at 8,009 square feet, Parcel B (Lot 2) is proposed at 8,823 square feet and Parcel C (Lot 3) is proposed at 7,928 square feet of lot area. The subject site is currently developed with an existing single family dwelling, detached storage structure, tennis court, pool and accessory pool house and are proposed for removal. Any future construction shall comply with all applicable zoning regulations and will require review and approval by LADBS. One street tree is proposed for removal, and a second street tree was removed prior to case filing. The applicant is required to provide an updated Tree Report regarding all trees to the satisfaction of the Urban Forestry Division. No grading is proposed.
