The desired locations include Chicopee, Holyoke, Ludlow, Springfield, Westfield, or West Springfield for a 10-year lease term, with a target occupancy date of January 2027. The required space must include approximately 400 square feet of support areas, such as a wellness room and staff support, and a 200 square foot medium conference room. Additionally, the landlord must provide 18 parking spaces and perform a turnkey buildout meeting specific architectural, electrical, and HVAC standards, including EOTSS cabling guidelines and AWI custom grade woodwork. Proposals will be evaluated based on best value rather than the lowest price, with key factors including square footage sufficiency, functionality, proximity to clients, parking availability, and daylighting.
