The Aliso Creek Residential Development Project proposes the construction of 137 for-sale, three-story attached residential units on an 8.44-acre site in Aliso Viejo, California, comprising two distinct housing types: 70 Rowtowns and 67 Garden Courts. The Rowtowns are arranged in side-by-side configurations with front door access via landscaped paseos, spanning four to six units per building and reaching 41 feet in height, primarily located in the south-central and southeast areas of the site. The Garden Courts consist of five-unit buildings organized around central courtyards, creating a more intimate, courtyard-focused living environment. The project includes a parking ratio of 2.5 spaces per unit, combining private enclosed garages with surface guest parking, and retains the existing site circulation pattern. A density bonus is sought to allow increased building height, reduced landscape setbacks, and taller retaining walls, accommodating the proposed design within the constraints of the site. The development requires a General Plan Amendment, Zone Change, Development Agreement, Tentative Tract Map, and Site Development Permit, reflecting the comprehensive nature of the approval process. The project is being pursued by a team including the City of Aliso Viejo as the lead agency, with key contacts from the Community Development Department, Shea Homes, and Carlson LSL indicating collaborative oversight between public and private entities. The initiative aims to introduce mid-density, for-sale housing that aligns with local planning goals while leveraging regulatory flexibilities to enhance feasibility and design quality. Information and updates are publicly accessible through the City’s official project website and the California Environmental Quality Act online portal.

Buildings range from four to six dwelling units, measure 41 feet tall, and are primarily located in the south-central and south-east portion of the site. The Garden Courts consist of generally five dwellings in a building separated by a central courtyard.
