On August 1, 2023, the Board of Supervisors approved Minute Order 3.80 authorizing Facilities Management Real Estate (FM-RE) to locate suitable office space for Riverside University Health System (RUHS) for potential sites throughout the County. Facilities Management – Real Estate (FM-RE) has searched for that are suitable for medical and or behavioral health clinic space. FM-RE issued a Request for Proposal (RFP) and received submittals from various landlords. Chelsea Capital Group, LLC, a California limited liability company (Landlord), was selected for its existing building known as the Corona Professional located at 1820 Fullerton Avenue, Suite 300, Corona. The 9,748 square foot suite will accommodate RUHS’s program needs by providing improved and more efficient employee workspace to deliver services to this region and community. The new lease agreement (Lease) represents a 10-year term commencing upon completion of tenant improvements and issuance of the final permit card signed off by the City of Corona and the Corona Fire Department. The improvements requested include a new waiting room and reception area to accommodate staff and the public, 15 exam rooms, three offices, conference room, breakroom, supply room, staff room, phlebotomy, lactation room, point of care room, and an open space for workstations. The work will be contracted and paid for by the Landlord and the County will reimburse the Landlord in payment phases. The occupancy of the facility by RUHS is anticipated to commence July 2026. The Lease Agreement with Chelsea Capital Group, LLC is defined as the proposed project under the California Environmental Quality Act (CEQA). The project is the lease of an existing facility, with interior tenant improvements; no expansion of the existing facility will occur. No additional direct or indirect physical environmental impacts are anticipated.
