AI Contract Overview

This project involves comprehensive wildfire risk reduction and structural hardening efforts at Castle Crags State Park, focusing on key facilities including the Visitor Center, Day Use Restroom, Maintenance Shop, and three park residences. Work includes replacing wood shake roofing with Class A fire-rated materials, eliminating combustible landscaping within five feet of structures by substituting it with noncombustible hardscape, and creating fuel breaks by spacing remaining shrubs. Additional measures involve repairing siding holes, replacing wooden doors with metal ones and sealing them with weather stripping, replacing deteriorated fascia boards, upgrading all vent screens to Chapter 7A ember-resistant standards, and enclosing exposed wood decking undersides with compliant screening to prevent ember accumulation. The project also establishes and maintains defensible space zones extending at least 100 feet around structures, consistent with state guidelines, by reducing vegetation density and interrupting fuel continuity to lower fire intensity near critical infrastructure. Together, these hardening and fuels reduction efforts form a layered strategy to enhance structural resilience and protect essential park operations from wildfire threats.

Full Description

This project proposes structure hardening improvements and defensible space fuels reduction in Castle Crags State Park to reduce wildfire risk and increase structural resilience within the park. Work will prioritize identified high-risk and mission-critical facilities essential to park operations. At the Visitor Center, a Day Use Restroom, a Maintenance Shop, and three (3) park residence, work will include the following: • Replace existing wood shake shingles with Class A fire-rated roofing materials consistent with existing roofing within the park; • Within 5-ft of park structures, remove all landscaping shrubs and replace combustible bark with noncombustible, weed-resistant hardscape materials to prevent embers from igniting vegetation and spreading to structure; • Where shrubs remain, create spacing between shrubs to establish breaks between the fuel continuity; • Repair and patch holes in siding to reduce ember intrusion potential; • Replace rotten wood doors with metal doors and install weather stripping on doors/garage doors to seal and eliminate entry points for embers; • Replace all deteriorated fascia boards; • Replace existing vent screens with Chapter 7 A compliant ember-resistant screening; and • Install Chapter 7 A compliant screening to enclose the underside of any exposed wood decking to prevent ember accumulation and debris. This project will establish and maintain defensible space zones in compliance with State and Department guidelines by reducing vegetation and fuel continuity within a minimum of 100-ft surrounding structures within the park, lowering overall fire intensity potential near structures. These improvements in conjunction with defensible space and fuel reduction treatments around structures will create a comprehensive, layered wildfire risk reduction strategy for park infrastructure.

Pier 69 Third Floor Terrace RepairThe contract entails the complete demolition of the existing roof system on the third floor east terrace at Pier 69, including removal of pavers, drainage mat, and waterproof membrane. It requires installation of a new roof system using a pedestal-supported design with thinner pavers to improve drainage efficiency and prevent water accumulation. A new barrier wall will be constructed and installed around the structural steel beams to protect them from future corrosion caused by moisture exposure. All materials removed during demolition, including planters and other components, must be carefully staged and reinstalled using a crane due to their size and weight. The work is scoped to ensure long-term durability and performance of the terrace structure while meeting drainage and structural integrity standards. The project is managed by the Port of Seattle through its Waterfront Project Management division and is classified under NAICS code 238160 for roofing contractors.
