Title: Curran Cabin Addition and Deck Extension at Long Point National Wildlife Area Location: Gravelly Bay, Long Point National Wildlife Area, Norfolk County, Ontario, Canada Latitude / Longitude: 42.552471, -80.102022 Two Phase Selection Process: This is the first phase (Phase One) of a two-phase competition. The first phase will evaluate the qualifications of all bidders. The second phase, (Phase Two), will invite the qualified bidders to provide a financial bid on the project based on the specifications and drawings. Upon award of a contract in Phase Two, the pre-qualification list resulting from the first phase will expire and will not be used in any other solicitation. Work Description: Purpose: Complete an addition to the Curran Cabin and extend the existing deck to wrap around the new addition. The Curran Cabin is located within the Long Point National Wildlife Area, which is federal land subject to federal regulation. The scope of work includes framing, roofing, siding, window and door installation, interior finishing (including drywall installation and painting), electrical installation, and deck construction in a remote, boat‑access‑only location. Objective: Environment and Climate Change Canada (ECCC) requires the completion of an addition to the Curran Cabin within the Long Point National Wildlife Area, along with the construction of a deck around the addition that will connect to the existing deck structure. All on‑site construction activities must be carried out between September 1, 2026, and November 15, 2026. At ECCC’s sole discretion, the contract may include an option for the re-siding of the entire Curran Cabin, including both the existing structure and the newly constructed addition, in accordance with the attached drawings and specifications. Regular project progress meetings will be required with ECCC (the owner), an ECCC‑retained third‑party consultant (engineering firm), and the successful contractor. The frequency and scheduling of these meetings will be confirmed at the project start‑up meeting. Site Visit: There may be a site visit during the second phase of the tender. Estimated Value: To assist with bonding and insurance requirements, this project is estimated to cost approximately between $100,000.00 and $150,000.00 (taxes excluded). Documents may be submitted in either official language of Canada.
