The U.S. Air Force and the U.S. Army Corps of Engineers are offering an Enhanced Use Lease opportunity at Selfridge Air National Guard Base in Michigan. An Industry Forum will be held on June 26, 2007, at Macomb Community College in Clinton Township, where interested parties can learn about the project details, participate in a site tour, and discuss technical and administrative requirements. The forum provides an opportunity for potential developers to engage with the project and explore a mixed-use development that includes office and research and development buildings, active adult rental housing catering to military retirees, secured recreational facilities such as a marina and a commercial golf course operation, as well as warehouse and light industrial uses. The selected contractor will not only develop the property but also operate and maintain the facilities, offering the Air Force in-kind consideration equivalent to the fair market value of the leased assets. The project area spans approximately 500 acres divided into three zones. Zone 1 consists of 103 acres featuring older housing and administrative buildings. Zone 2 covers 369 acres, including a currently operational 18-hole golf course intended to remain as part of the development, leaving about 194 acres available for new construction. Zone 3 includes 199 acres with existing storage facilities and outdoor storage areas. The contract is managed through the Department of Defense, specifically the U.S. Army Corps of Engineers office in Baltimore. Interested parties are encouraged to register via the project website and direct any inquiries to the designated point of contact.
