Exterior Door Maintenance

The Auraria Higher Education Center (AHEC) is soliciting quotes for annual exterior door maintenance services covering approximately 550 hollow metal and aluminum storefront doors across its campus in Denver, Colorado. The solicitation, designated DQ1-GMAA-2026000463-2, requires vendors to submit a detailed, comprehensive maintenance plan including preventative, inspection, and on-demand repair services for door components such as hinges, pivots, closers, panic hardware, locks, weatherstripping, thresholds, and automatic operators. All work must comply with life safety codes, ADA requirements, and applicable building standards, with particular emphasis on verifying proper closing and latching, lubricating moving parts, adjusting hardware, and replacing worn components. Vendors must provide a proposed maintenance schedule—monthly, six-month, or annual—using the required Exhibit A Cost Spreadsheet, with all pricing firm for 90 days after the quote deadline. The contract will be awarded based on responsiveness, with evaluation factors including the completeness of the response, vendor experience and qualifications, proposed maintenance approach, and cost. The anticipated start date is July 1, 2026, with services to be performed Monday through Friday from 7:00 AM to 5:00 PM without disrupting campus operations. Response times are preferred at 48 hours for routine calls and 2 to 3 hours for emergencies, including secured-opening failures. Vendor must be able to demonstrate ability to perform, provide three relevant references, verify years of experience in commercial door maintenance, and submit a signed quote cover sheet, federal employer identification number, Taxpayer Identification Number via W-9 form, and insurance information upon request. Payment terms are a minimum of Net 45. AHEC reserves the right to cancel the contract with 30 days’ written notice for failure to perform.
