The selected contractor shall provide all labor, materials, equipment, and supervision necessary to safely remove and replace (or durably repair) the existing sprayed-on ceiling insulation, which is currently flaking and deteriorating as shown in the provided photographs, ensuring a secure, code-compliant thermal barrier. Concurrently, the contractor shall remove the existing fluorescent tube lighting fixtures and modernize the facility's illumination by supplying and installing high-efficiency LED lighting throughout the structure that meets the lumen requirement in specified areas. All proposed work and bids must account for the current baseline conditions as depicted in the attached reference photographs, including the presence of chain-link storage cages, and the final project scope must include the safe cleanup, removal, and proper disposal of all old insulation, lighting components, and associated debris from the work site.
