The project involves upgrading HVAC systems at the FRC and VSAB 1 buildings in Denton, Texas, with a focus on improving energy efficiency and system integration with the Metasys building automation platform. At the FRC building, a new flat plate heat exchanger will be installed with custom sizing and full integration into the Metasys system, including all necessary pipework, valves, and control components. Abandoned fan units and associated ductwork or piping within the central plant will be removed, with special attention to potential hazardous materials such as asbestos or lead-based paint due to the building’s pre-1989 construction. Original pipework on both the condenser and chilled water sides will be rerouted as needed, new manual valves added for flow control, and temperature monitoring points installed and linked to Metasys for real-time performance tracking. All removed materials will be disposed of in an environmentally responsible manner off the Region 6 site. In the VSAB 1 building, twenty-five ceiling-mounted fan-powered HVAC boxes, all manufactured by MFI and equipped with 277-volt motors, will be either replaced or rebuilt to enhance operational efficiency and occupant comfort. Rebuilds will include upgrading to high-efficiency motors, removing outdated pneumatic controllers, sealing and rebalancing dampers, thoroughly cleaning internal components and coils, and installing new foam and damper seals. All units will be fully integrated into the Metasys system for centralized temperature control and performance monitoring. Post-installation, all temperature and duct pressure sensors will be recalibrated to ensure accurate readings and optimal system response. The scope is carefully coordinated to avoid redundancy and ensure seamless system-wide performance, with the work aligned to support sustainability goals and long-term operational reliability.
