FEDERAL REHAB HOME TO MOVE IN CONDITION
Special Instructions: Home is a 3-bed 1.5 bath, brick home approx. 1700 sq. ft. metal roof. Slab on grade. Property Manager-Lacey Dobbs 580-642-6122 Inspector-Colby Raper 580-372-1169 All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved.
Tree Removal: Remove approx. 3 crepe myrtle trees near the back of the house, cut down to stump. Tree on the north fence line, limbs need to be trimmed away from power line. Trees on the east side of house needs limbs hanging over roof trimmed. Haul off all debris.
Windows: Remove and replace all windows throughout the home. Install new insulated vinyl, low E, tilt sash windows. Repair any, and all damage due to window replacement, including paint, all trim, including window stools/sills if required, inside and out. Caulk and seal inside and out. Repair or replace any and all deteriorated framing as needed for proper repair. There are approximately 9 singles, 1 double window in home. Contractor is responsible for exact window count and measurements.
Doors: Remove and replace front storm door. Remove and replace 2 entry doors, front door and utility room door. Install 2 pre-hung six-panel insulated metal doors. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes.
Electrical: Upgrade electrical to a 200-amp service (including incoming service if required). install new breaker box and breakers (label breaker panel). Repair all damage due to electrical change outs, to include but not limited to drywall, paint, paneling, and ect. Repair and make safe the electrical wiring serving the dishwasher under the kitchen sink. Repair any damages. Take out heaters in both bathrooms. Remove and replace bathroom ventilation fan and install new switches and cover plates for hall bathroom. Repair all damage due to electrical change outs, to include but not limited to drywall, paint, paneling, and ect.
Plumbing: Remove and replace under kitchen sink and bathroom sinks supply lines with shut-off valves and drain lines. Remove gas line and valve in living room due to no gas in the house. Repair any damages.
Hot water heater: Remove the existing water heater and install a new water heater of appropriate size and capacity.
Drywall: Fill and repair all visible nail holes and surface damage throughout the house. Paint interior of home. Participant will choose color.
Rough Carpentry: Caulk and seal soffit and fascia around the entire house to prevent water and pest intrusion. Repair or replace any damaged or deteriorated areas as needed. If paint is needed due to repairs, paint the exterior of the home. Participant will choose color.
Special Instructions: Clean whole house after all work is done. There is a grill in backyard, sand box in front yard and black clothes rack in utility room that needs haul off. Haul off any trash or debris.
Special Instructions: All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
