FM 359 Medical Office Shell – Building 1 – Fulshear, TX

PROJECT SCOPE OF WORK – FM 359 BUILDING 1 Tekton Partners and Construction is requesting subcontractor proposals for the construction of FM 359 Building 1 in Fulshear, Texas. Pricing shall include all labor, materials, equipment, supervision, transportation, installation, testing, coordination, and incidentals necessary to complete the applicable trade scope in accordance with the provided drawings and bid documents. Civil Scope: Site demolition and clearing, SWPPP/erosion control, earthwork and grading, subgrade preparation, concrete paving, driveways, curbs, sidewalks, storm sewer and drainage, detention pond, stormwater pump system, water/fire utilities, sanitary sewer, retaining-wall coordination, TxDOT/ROW work, traffic control, testing, restoration, and site closeout. Architectural Scope: Shell-building architectural work including metal stud framing, exterior wall systems, stucco, split-face CMU, brick veneer, corrugated metal panels, wood-look panels, storefront glazing, exterior doors and hardware, TPO roofing, standing-seam metal roofing, parapets, towers, canopies, soffits, weather barriers, flashing, sealants, fire-rated assemblies, firestopping, accessibility items, blocking, finishes, and related architectural work. Structural Scope: Building pad preparation, excavation, structural fill and compaction, drilled/underreamed pier foundations, reinforced-concrete grade beams, slab-on-grade, vapor barrier, reinforcing steel, concrete placement, construction joints and dowels, anchor rods, base plates, structural steel, welding, non-shrink grout, testing, inspections, shop drawings, and structural coordination. Electrical Scope: Electrical utility/service coordination, transformer and service equipment, electrical panels, underground conduits and wiring, site lighting, canopy lighting, wall packs, building lighting, emergency/exit lighting, receptacles, equipment connections, grounding/bonding, telephone/data conduits, lighting controls, firestopping, testing, labeling, and electrical closeout. Plumbing Scope: Sanitary sewer, grease-waste piping, grease interceptor and sample well, domestic water, fire-water service coordination, hose bibbs, waste and vent piping, floor drains and floor sinks, cleanouts, plumbing fixtures, water heater and hot-water system, backflow prevention, gas piping, pipe insulation, supports/hangers, sleeves and penetrations, testing, disinfection, inspections, and plumbing closeout. Bid Requirement: Current pricing request is for Building 1 only . Buildings 2 and 3 are excluded from the shell-building scope unless specifically requested. Civil/site work shall be priced in accordance with the provided civil drawings and bid instructions. Subcontractors shall review the complete drawing set and applicable details for their respective trade and include all work necessary for a complete installation. Clearly identify all exclusions, qualifications, alternates, lead times, schedule requirements, and proposed substitutions with the bid. Any discrepancies, missing information, or scope questions shall be submitted to Tekton Partners and Construction for clarification prior to proposal submission.
